Cloud and data for property portfolios that have outgrown the spreadsheet.

For property groups whose portfolios span Nairobi to Dubai — and whose lenders, insurers, and regulators expect operations that hold up — we build the AWS foundations. SAP on AWS, AWS Resilience, EDMS, Prompt BI.

The challenge

What’s hard.

Real estate is a data-heavy industry that has historically run on the lightest possible technology stack — spreadsheets for leases, email for approvals, on-premises servers for the ERP — until a portfolio crosses a threshold and the lightweight stack starts losing money quietly. The thresholds are familiar: a few hundred units, a few jurisdictions, a few currencies, or a regulator that wants the leases produced on demand.

The cloud answer is not a single application. It is a foundation that connects property operations, financials, tenant identity, and analytical reporting into one auditable system — with the resilience posture lenders and insurers want to see. We have built that foundation for property groups that have crossed each of those thresholds.

And when the portfolio is real — units across three or four countries, financials in as many currencies, regulators in each — the cloud architecture stops being a cost question and becomes a board-level risk question. An outage in one jurisdiction costs revenue; a control failure that surfaces during a DLD audit or a Kenya Lands Registry inspection costs a year of recovery.

We build the architecture that holds up to either.

Where we focus

Portfolio resilience, end-to-end.

Units in Nairobi. Financials in Dubai. Regulators in both. We build the architecture that survives all three.

A property group that has scaled past the threshold is running an ERP, a document estate, a tenant identity stack, and a financial-reporting layer across multiple countries and currencies. Lenders want resilience evidence before renewing facilities. Insurers want it before binding cover. The DLD or the Kenya Lands Registry wants documents produced on demand for the full retention window.

Most property groups address one part of this and assume the rest works. We build the components as one operational system on AWS:

1. Move the workload — SAP on AWS

Migrate SAP-based property ERPs to AWS with the multi-AZ HA pattern operational property estates need. Unity Homes and Adrian Group are SAP-on-AWS workloads Shinrai has delivered.

2. Make it resilient — AWS Resilience

Tested DR, multi-AZ posture, AWS Backup vaults to a separate region, and the operational evidence lenders and insurers want to see. PM Realty is the resilience story.

3. See it whole — Prompt BI

The property ops team asks Prompt BI in plain English: “Which Nakuru units are due for inspection in the next 30 days?” or “What is the vacancy rate by building, by jurisdiction?” Answered against the portfolio warehouse, scoped to the team’s permissions.

Three jurisdictions, three regulators, one operational system. The portfolio holds up.

What we build

Capabilities we deliver.

Prompt BI is our flagship GenAI offering — alongside the AWS, Snowflake, and Informatica services we build for this industry.

Prompt BI FLAGSHIP

Our flagship GenAI offering — vendor-agnostic. Natural-language business intelligence delivered on Snowflake (Cortex Analyst) and the AWS-native stack (Amazon QuickSight + Amazon Q in QuickSight). Same governed experience, your choice of warehouse — with lineage, row-level access, and accuracy guard-rails built in from day one.

EDMS

Real-estate document retention is regulator-watched — DLD and the Kenya Lands Registry expect documents produced on demand for the full retention window. We build EDMS on S3 with retention as Object Lock policy, lineage back to the source system, and access controls that the property manager, the lawyer, and the auditor each see correctly. Versioning that doesn’t lose track of which lease is the current one.

EKYC

Property transactions are a designated non-financial business activity for AML purposes — your tenant and buyer KYC is regulator-watched, not a UX nicety. We build the verification flow on AWS: ID-document checks, residency verification, sanctions and PEP screening, AML risk scoring — without forcing the brokerage or sales team to chase paperwork. The audit trail is automatic; the friction is not.

SAP on AWS for Property

Migrate property-management ERPs (including SAP) to AWS with the HA/DR pattern operational estates need. Unity Homes and Adrian Group are SAP-on-AWS workloads Shinrai has delivered.

AWS Resilience & DR

Operational continuity for property managers — tested DR, multi-AZ posture, AWS Backup vaults. PM Realty is the resilience story.

Cost Optimisation

AWS bills for property portfolios drift without discipline. Our cost-optimisation patterns recover the leak.

Delivered work

Real customers, real outcomes.

Compliance & standards

Frameworks we build against.

Banks, insurers, property groups, and SaaS firms in our markets answer to multiple regulators. We build AWS environments that support compliance against the frameworks below — without claiming certifications Shinrai itself does not hold.

Dubai Land Department (DLD) & RERA. Title registration, tenancy registration, and brokerage licensing — the systems of record property groups operate against in the UAE. EDMS retention and audit-trail design follows these.

Kenya Land Registration Act & Land Act. Record-keeping for titles, leases, and charges; integration with the Ministry of Lands’ eCitizen platform where applicable.

Kenya Data Protection Act 2019 & UAE PDPL. Tenant and buyer personal-data handling, biometric KYC obligations, and the consent and breach-notification machinery the data offices in each market enforce.

AML/CFT for property buyers. Kenya Financial Reporting Centre and UAE FIU obligations — property transactions are a designated non-financial business activity in both jurisdictions.

Shinrai builds AWS environments that support your compliance posture for the frameworks above. Certification ownership stays with the regulated entity.
